The service

A builder's judgement, on your side of the table.


Project management from someone who has never swung a hammer is administration. Project management from a builder is different — we know which trade is telling us the truth about a delay, which sequence actually works on site, and which line in a subcontractor's quote is going to become a claim later.

We take this on two ways: as your builder under a managed contract, or as your independent representative overseeing someone else's build. Either way you get one person accountable for cost, time and quality.

Approvals & certifiers

Lodgement, RFI responses and keeping the certifier moving to determination.

Trade procurement

A critical-path program with long-lead items identified, updated and reissued monthly.

Open-book budget tracking, committed versus forecast cost, and early warning on any drift.

Hold-point inspections, ITP sign-off and defect management through to close-out.

A monthly report covering progress, cost, risks and decisions required — in plain English.

Scope

How we can be engaged


  • Managed construction contract. We hold the trade contracts and manage delivery on an open-book fee basis.
  • Owner's representative. You hold the builder's contract; we oversee them, certify claims and protect your position.
  • Superintendent. Formal contract administration, claim assessment and extension-of-time determinations.
  • Pre-construction advisory. Buildability review, cost planning and program development before you go to tender.

Review & scoping

We read your drawings, contracts and consultant briefs, and give you a buildability and cost-risk review before anything is committed.

Project Management — the things people ask.

Either a fixed management fee or a percentage of construction cost, agreed up front. On open-book managed contracts you see every trade invoice, so the fee is the only thing we make on the job.

Yes, and it is a reasonable share of what we do. The first step is a written assessment of where the job actually is — cost committed, work complete, defects outstanding and contractual position — so you can make decisions on facts rather than on what you have been told.

If we build it, we carry the construction risk and give you a fixed price. Under project management you carry more of the risk and see all the costs, which can be cheaper but needs you to be more involved. We will tell you honestly which suits your project and your appetite.

Yes. In that role we are not building anything — we are overseeing your builder, assessing their claims, checking their program and protecting your position under the contract.
