A lease starts whether the fit-out is finished or not. We build commercial work backwards from your handover date and hold the program to it.

On a commercial job the cost of running late is not inconvenience — it is rent on premises you cannot trade from, or staff you are paying to sit somewhere else. That changes how the work has to be planned.

We program commercial projects from the handover date backwards, book long-lead items before we start on site, and run night or weekend shifts where the alternative is closing your doors. Landlord approvals, building management liaison and after-hours access are all our job to sort out, not yours.

Questions

Commercial Construction — the things people ask.

Yes. Night and weekend shifts are normal on retail and hospitality work, and we price them that way from the start rather than as a variation later. Where a centre restricts access to certain hours, we build the program around those restrictions before we tender.

Yes — fit-out approvals, building rules, protection requirements, access permits, lift bookings and contractor inductions. You should not be the one negotiating dock access at seven in the morning.

We price make-good against your actual lease clauses, which is often far less than what a landlord's agent initially asks for. We are happy to review the make-good schedule with you before you agree to it.

Yes. Fire services, accessibility, essential services, mechanical certification and food-premises requirements are all coordinated as part of the program, and the certificates are handed over as a package at completion.
